Florida Court of Appeals Invalidates County’s Denial of Taxpayers’ Homestead Exemption

December 24, 2024, 4:31 PM UTC

The Florida Court of Appeals Dec. 23 invalidated the Walton County Property Appraiser’s denial of taxpayers’ 20-year-old homestead property tax exemption. Taxpayers had been receiving the homestead exemption automatically since 1996 until the Property Appraiser denied it in 2017 after an anonymous tip about them renting the property. The Court ruled that the Property Appraiser’s denial notice failed to comply with the specific information requirements in Florida Statutes, Section 196.193(5)(b). As a result, the attempted denial was invalid. [Rogers v. Zingale, et. al., Fla. Dist. Ct. App, No. 1D2022-3549, 12/23/24]
