Michigan Tax Tribunal Lowers Taxpayer’s Trust Property Value

The Michigan Tax Tribunal reduced the 2023 true cash value of the subject residential property located in Montague, Michigan. The case involved the taxpayer Trust’s challenge to Claybanks Township’s assessment of their newly constructed home and pole barn on a 300-foot Lake Michigan frontage property for the 2023 tax year. The Tribunal found that the sales comparison and cost approaches provided the most reliable evidence of value, giving equal weight to the Township’s adjusted comparable sale and the Tribunal’s reconciled cost approach based on the land value and improvement cost.
